BOARD & COMMITTEES

Board members are Boulder Ridge homeowners volunteering their time to manage the HOA in order to manage and improve the neighborhood and make it a safe, enjoyable place to live. The purpose of the Board, according to the HOA by-laws, is to act on behalf of HOA members collectively as their governing body for civic functions, and other purposes with respect to the preservation, care, maintenance, replacement, improvement, enhancement, operation and administration of both real and personal property and for the promotion of the health, safety and welfare of the members of the HOA, all on a not-for-profit basis.

RESPONSIBILITIES

The Board is responsible for electing officers, creating an annual operating budget and determining the annual assessment. Homeowners do not elect officers or vote on the budget and annual assessment. The Board determines the annual assessment based on an operating budget focused on conservative spending while allowing for a comfortable reserve to deal with unforeseen expenses. The money pays for the maintenance of the common areas, landscaping improvements, and beautification projects in the common areas, maintenance of the two retention ponds, liability insurance and property taxes on the common areas, HOA operating expenses and social events. The annual operating budget is posted here. The HOA fiscal year is October 1 - September 30.

We are Boulder Ridge homeowners, your neighbors, volunteering our time to manage the HOA because we have a vested interest in the appearance, safety and value of our neighborhood. We all have careers, families and other obligations and limited free time. This is not our profession and we do the best we can. In most cases we defer to legal counsel. We also rely on assistance from our fellow homeowners. Get involved! Active membership is beneficial to all homeowners in Boulder Ridge. Architectural Control Committee (ACC)

Pursuant to Paragraph 2 of the Boulder Ridge Subdivision Restrictive Covenants, the Architectural Control Committee is responsible for establishing, reviewing and modifying the Architectural Control Committee Guidelines and overseeing the request and approval process. Any proposed changes to the exterior of your home or property - including, but not limited to, fences, decks, landscaping, pergolas, etc. - must be submitted to the ACC for approval.

The Rules Committee is dedicated to the timely enforcement of the Boulder Ridge Subdivision Restrictive Covenants and the Architectural Control Committee (ACC) Guidelines. Pursuant to Breach and Remedy Procedure Guidelines, the committee is responsible for notifying owners in breach, ensuring breaches are remedied in a timely manner, and assessing financial and legal penalties for non-compliance. If you see a breach, please email the committee. Your cooperation is greatly appreciated.

POND COMMITTEE

The Committee is responsible for overseeing the maintenance of the ponds in accordance with the contract with the vendor, currently Marine Biochemists.

EXECUTIVE COMMITTEE

The Committee consists of the Officers of the Association.  It considers issues coming before the Board and makes recommendations to the Board on those issues.
