DOCUMENTS

It is the responsibility of each resident to read, understand and fully comply with the requirements set forth in the Boulder Ridge Subdivision Restrictive Covenants and Architectural Control Committee (ACC) Guidelines. Furthermore, it is the responsibility of rental property owners to inform your tenants of these requirements and the consequences for non-compliance. Failure to comply with these rules will result in the penalties outlined in the Breach and Remedy Procedure Guidelines.

Provisions

There are important provisions of our covenants to be aware of:

  • Any proposed changes to the exterior of your home or property - including, but not limited to, fences, decks, landscaping, pergolas, etc. - must be submitted to the Architectural Control Committee (ACC) in writing for approval.

  • Boats, campers, RVs, trailers, etc. must be stored in an enclosed garage and may not be parked anywhere on Boulder Ridge streets.

  • Trash bins and recycling containers must be stored so as not to be visible from other properties (e.g., inside your garage or fence).

  • Yard lights must be functional and bulbs replaced in a timely manner.

  • Front yards must be sod. Seed is allowed in the side and back yards.

  • No sign of any kind may be displayed except one professional sign of not more than one (1) square foot (e.g., realtor sign), one sign of not more than five (5) square feet advertising the property for sale or rent, or signs used by a builder to advertise the property during the construction and sales period.

  • Dumping any material in easements, swales or at the end of dead-end streets such as Bluegrass Ln. is prohibited. Grass clippings and other yard waste must be put in approved yard waste bags and placed on the curb for pickup. Contact your trash collection company for specific instructions. Yard waste may also be taken to the Urbana Landscape Recycling Center for disposal.
